Going Green in the South End | First Boston Realty Real Estate Blog ...

Boston Major Thomas Menino and HUD (Housing and Urban Development) Secretary Sean Donovan have awarded a green building grant in the amount of $6.7 million to a South End affordable housing development, which will go towards fitting the building with energy-saving improvements.

The 500-unit affordable housing complex, Castle Square development, is tenant-owned and built in the 60?s. It is the largest affordable housing complex in the U.S. to perform a retrofit of this nature. Winn Development is developing this project.

Donovan stated that $14 billion was awarded to HUD in the Recovery Act and nearly a third would be used to make public and assisted housing nationwide green. He believes that the Castle Square project in the South End is part of a huge movement in Boston real estate to renovate and rebuild in a different way.

Repairs and remodels of the windows, walls, and ventilation system in the building are all part of the Deep Energy Retrofit. The exterior will also be clad in insulating panels, which will not only give the building a more contemporary look, but will also increase the building?s energy efficiency. Those involved in the project hope to reduce the energy consumption in the building by 72%, decreasing things like heating costs alone from $200,000 to $50,000 for the entire building.

Ann Moy, president of the board of directors for the complex?s residents? association, stated,

?For all of us, this is our home, and having this energy benefit is really going to benefit our families here?we?re very happy the 21st century is coming to Castle Square.?

A member of the board and a building resident said, ?The ventilation system is huge here for the residents, especially those who have asthma. Also the energy efficiency is very huge. You can open up your electric bill and see the huge breaks, so especially during these times, you can?t ask for any more.?
